BRR(Buy Refurbish Refinance)

Our Criteria for BRR Deals: 

  • 20% BMV

  • 20% ROCE

  • All money out within 8 months of refinance

Flip

Our Criteria for Flip Deals: 

  • 20% BMV

  • 20% Net Profit

Turnkey BTL

Our Criteria for TurnKeyBTL Deals: 

  • 15% BMV (Minimum)

  • 20% ROCE 

  • 9% Yield (Minimum) 

  • Cash flow £250PCM (Minimum)

Rent 2 Rent - Serviced Accommodation 

Our Criteria for R2RSA Deals: 

  • 3 Year Contract (Minimum)

  • 12 Month break Clause

  • Breakeven @ 50% Occupancy

  • Management Agreement in place 

  • Break Even after 8 months of initial investment.

Social Housing

Our Criteria for Social Housing Deals: 

  • 3 Year Contract (Minimum)

  • 20% BMV

  • 20% ROCE

  • 8% Yield Minimum

Buy2 Serviced Accommodation 

Our Criteria for Buy2SA Deals: 

  • 15% BMV (Minimum)

  • 20% ROCE 

  • 9% Yield (Minimum) 

  • Breakeven @ 50% Occupancy

  • Management Agreement in place 

HMO

Our Criteria for HMO Deals: 

  • 20% BMV

  • 12% Gross Yield 

  • All money out within 8 months of refinance

Lease option

Our Criteria for Lease Option Deals: 

  • 5 Year minimum lease 

  • Option to buy after 3

  • 20% BMV

  • 20% ROCE (Minimum)

Freehold Block

Our Criteria for Freehold Block Deals: 

  • 20% BMV

  • 8% Yield (Minimum)
